Power washing immediately improves the look of your property and is a cost-effective way to enhance curb appeal.

It removes debris from exterior home and business surfaces. A controlled pressure spray removes mold, algae, pollen, moss, dirt and stains. Often these cling to walls, roofing, driveways and sidewalks. In addition to pressure, heat and an antiseptic rinse are applied to break up dirt and stains.

Apart from power washing, it’s nearly impossible to adequately clean concrete.

Years of debris, oil, weather and traffic pound dirt into place. Power washing removes it and dramatically renews its appearance. Before and after photos note a striking contrast, even on newer surfaces.

Power washing begins with an antiseptic wash. This kills microorganisms and loosens dirt and compressed debris. When this treatment is applied, there is inevitably some oversplash into plants and landscaping. We immediately rinse these areas so there is no damage from the antiseptic.

Although concrete can withstand intense pressure, siding and roofing cannot. That’s why we treat these surfaces with TLC. A low-pressure, warm temperature, soft wash is all that’s needed to clean these surfaces and will not damage siding or roofing. Antiseptic agents break dirt and algae free from siding, reducing the need for high-pressure, high-temperature washing.

The process for concrete:

  • An antiseptic cleaning treatment is applied.

  • A heated, high-pressure wash removes dirt and stains.

  • A high-pressure rinse removes all debris.

  • A final antiseptic cleaning treatment is applied to leave the concrete with a bright, like-new appearance.

  • Optional: A sealant is applied to protect and extend the life of concrete surfaces.

The soft washing process (non-concrete surfaces):

  • A gentle water rinse is applied to plants and the yard in the area that will be treated.

  • A low-temperature, antiseptic cleaning treatment is gently applied to the surface. Each type of surface requires a different level of pressure and heat, so we adapt accordingly to leave your home or business better than we found it.

  • Siding and other surfaces are gently rinsed. However, we leave the cleaning agent on roofs and shingles so it can have time to break down moss, algae, fungus and other organic matter. Rain will ultimately wash it away.

Finally, before we do anything, we survey your property to make sure there are any cracks, gaps or other sensitive areas we need to avoid. We always let you know about these, just in case you aren’t aware.

Could power washing damage my driveway or siding?
Power washing, done rightly, will heal and never harm. This also highlights the importance of hiring a professional instead of tackling the job yourself. A professional understands that the amount of heat and pressure required to clean siding is significantly less than what is required for concrete (soft washing vs. ‘hard’ washing). Professionals also take care to protect lawn and landscape from high pressure streams and antiseptics.

What is soft washing?
Soft washing is a low-pressure treatment for the exteriors of homes and businesses. An antiseptic spray gently breaks down mold, mildew, algae, moss and other biological organisms that stain outdoor walls, siding and roofs. When you see black, green and yellow stains on a building, these are the likely culprits. These growths are unsightly, but they can also prematurely break down shingles and wooden surfaces. When you get rid of them, you extend the life of siding and roofing. You will notice a sudden improvement to the appearance of these surfaces. However, as the anti-bacterial agents interact with the organisms, the enhancement will improve. Mold, moss and other contaminants will die off and literally blow away.

Power washing alone can remove some of these growths, but not all of them. In addition, the pressure can damage outdoor, non-concrete surfaces. That’s why we only perform soft washes on these surfaces.

Is there a good or bad season of the year to power wash?
Warm months are generally the best time to power wash in the Midwest. That’s because we don’t want water freezing on concrete surfaces or ice forming in cracks. With that said, if the weather forecast in January calls for several consecutive 50F degree days, it’s perfectly fine to tackle the job.

Could power washing hurt my pets?
Pets should be indoors or fenced when power washing is underway. The antiseptic used to clean surfaces is immediately diluted with water after its application. Because of this, it poses no threat to pets. When a surface is sealed, it needs 12 hours to cure and pets should remain off of the surface during this time (although it presents no threat to animals’ health or well being).

Can I do my own power washing?
Yes you can. However, equipment and expertise matter. Our professional grade equipment has more power and precision than consumer-level rental gear. In addition, we’re familiar with the process, the cleaning agents and the need for safety. These advantages also allow us to quickly finish a job that will take a DIY approach many more hours of labor.
